Know which car is in which bay, and who drove it out.
Draw each car park once and every bay is on a map. Attendants check cars in and out with photographs and a record of who drove them away, owners are told the moment their car leaves, and passes are sold by the day, week or month.

How it works
Set the car park up once. After that the work is at the barrier, on a phone.

Draw the car park
Lay out rows of bays on a grid, name them the way the paint does, and mark the entrance, the ramp and the zones. A car park behind a block of flats belongs to that property; one in town belongs to no building and works the same.

Register the cars
A plate, an owner and, if there is one, the driver who is also allowed to take it. A car that arrives unregistered is added at the gate in a few seconds — a plate and a phone number is enough.

Check in, check out
Tap a free bay to fill it. Record the fuel, the mileage and the condition, and take photographs of all four sides — the same photographs settle the argument later. On the way out you record who is driving it away, by name and ID number if they are not the owner.

The owner hears about it
They get a message when their car leaves: the time, the attendant, and who drove it. Owners who use the app get it there; the rest get a text. Any owner can also ask to be consulted first, and then the car does not move until they say yes.

Charge for it
Casual parking is priced by the hour with a free grace period and a cap, taken at the gate. Regulars buy a pass by the day, week or month, with a reserved bay or a floating one. Either way it is a normal invoice on your books.
Worth knowing
The parts that are easy to get wrong
Most of a parking system is the same everywhere. These are the parts that decide whether it survives a busy evening.
One bay, one car
Two attendants on two phones cannot fill the same bay, and one car cannot be inside twice. The database refuses it, not just the screen.
The price cannot move under a car
What a stay costs is fixed when the car comes in. Change your rates at noon and the car that arrived at nine still pays what it was quoted.
A record, not a logbook
Each stay keeps both inspections side by side, the photographs, the attendant, the charge and who drove it away.
Basements have no signal
The attendant's screen keeps working without a network and sends the queue up when it comes back.
Cash is counted
Each attendant works a shift. At handover the drawer is counted against what was taken, and the difference is on the record.
Debt does not hold a car
What somebody owes from before is shown to the attendant as a warning. Keeping a car over an old debt is a fight nobody wins.

A tenant's pass can follow their tenancy: it starts and ends with the lease, and ends early if they leave early.

Your books
Gate payments and passes raise ordinary invoices against a parking income account, so the month's takings need no second system.
Questions
Before you ask
Do I need barriers or number-plate cameras?
No. Every check-in is a person with a phone. If you already have that equipment, it is not connected yet.
Does the owner need an account to approve a release?
No. They get a link by text that opens one page: the plate, the photographs, who is collecting it, and two buttons. Owners who do use the app get the same question on their dashboard.
Can parking be included in a tenant's rent?
Yes — give them a pass at no charge and it is simply theirs while the tenancy lasts. If you charge for it, it is invoiced separately from rent, because it is a separate agreement.
What happens if a stranger turns up for somebody's car?
The attendant records who is driving it away — a name and an ID number if they are not the owner or a named driver — and the owner is told. On a car whose owner has asked to be consulted, it does not leave until they answer.
Can I run a car park that has no building?
Yes. A car park may point at one of your properties or at none at all.

Rentals
Rentals turns a unit into a tenancy: a tenant, a lease, and a rent schedule that raises its own invoices. The unit, the address and the photographs are already in PropertyView, so none of it is typed twice.
Short stays
Publish a unit as a short let, price it by the season, and take bookings against the same calendar your long leases already write to. One calendar decides whether a night is free, so a guest and a tenant can never be sold the same doorway.
Maintenance
A leak reported on WhatsApp is a leak nobody can find next month. Maintenance puts the report on the unit, gives it someone responsible and a stage on a board, and keeps the record on the property when the work is done.
Inspections
Record the condition of a unit item by item with photos, have the report approved, and send check-in and check-out reports to the tenant to sign. At move-out, the report is compared with the one made when they moved in.
Documents
Upload each document against the property, unit, tenant, lease, invoice or expense it concerns, so you find it where you would look for it. Documents with an expiry date are tracked, and your team gets an email before anything runs out.
Notice Board
Post an announcement, an outage, a payment reminder or an event once. It shows on your tenants' dashboards, and on a printed sheet for the lobby whose QR code opens the current notices.
