Rentals turns a unit into a tenancy: a tenant, a lease, and a rent schedule that raises its own invoices. The unit, the address and the photographs are already in PropertyView, so none of it is typed twice.

How it works
A tenancy runs in one direction, and so does the app. Each step below leaves something the next one reads.

Add the tenant
A tenant is a contact holding a tenant role, not a separate address book. Somebody who enquired last month is the same record now, with the same history attached.

Write the lease
Pick the unit, the term, the rent and the deposit. The unit is marked let for those dates, and the availability calendar stops offering it to anybody else.

Let the schedule run
Rent is a schedule, not a pile of invoices somebody remembers to raise. Periods follow calendar months, so a month is the 1st to the last whichever day you choose to bill on.

Watch the arrears
Every payment recorded against an invoice moves the arrears list. It is derived from what has actually been paid, never from a status field somebody forgot to change.

A lease points at a real unit, so occupancy and availability follow from the tenancy rather than being maintained beside it.

Questions
Before you ask
Do I have to add Rentals, or is it already there?
You add it. Rentals is the one app you choose — properties, contacts, photographs, areas and the invoicing behind them are on from the day you sign up. Adding Rentals takes one click and puts leases, tenants and rent in the sidebar.
Where does the rent invoice actually go?
Into Finance, which is part of every workspace, so there is nothing extra to set up. Rentals decides what is owed and when; Finance is where it is sent, paid and posted to the ledger.
Can I bill on a day other than the 1st?
Yes. The billing day decides when an invoice is raised. It does not move the period: a month is a calendar month either way, so a tenant who moves in on the 20th is not billed for a month that ends on the 19th.
What happens to a lease when a tenant moves out?
The tenancy ends on a date and the unit becomes available from that date onward. The lease and everything invoiced under it stay on the record — ending a tenancy is not deleting it.
Can somebody see rent without seeing the accounts?
Yes. Permissions are per app and per role, so a caretaker can be given the tenant list and the arrears without the ledger behind them.
